In Nigeria, real estate plays a pivotal role in economic development, yet many citizens remain unaware of the critical importance of estate surveying and valuation. These practices facilitate property transactions and contribute to urban planning, environmental sustainability, and community development. To bridge this knowledge gap, effective public awareness campaigns are essential. This article explores the significance of these campaigns, their strategies, the roles of estate surveying and valuation practitioners, and the potential benefits for Nigerian society.



Estate surveying and valuation involves measuring, mapping, assessment and analyzing land and properties. It encompasses various activities, including land registration, property development and management, rural estate management, feasibility and viability appraisal, investment appraisal, auctioneering and environmental assessments. Valuation of assets (both tangible or intangible), on the other hand, determines the monetary worth of a property, which is crucial for buying, selling, or leasing real estate, Agency (Afolabi, 2020). Despite their importance, many Nigerians lack a comprehensive understanding of these practices, leading to engagement of wrong professional, poor decision-making, and potential financial losses. These categories include Homebuyers and Investors- Individuals looking to purchase property often lack knowledge about valuation methods and the importance of professional surveys; Landowners and Communities-Educating landowners on their rights and responsibilities can empower them to make informed decisions about their property, and Students and Professionals- Engaging with students in related fields can inspire future generations of estate surveyors and promote the profession’s standards.



The Need for Public Awareness

Public awareness of estate surveying and valuation is vital for several reasons. First, informed citizens are better equipped to engage in real estate consultation and transactions, ensuring they make sound investments. This knowledge also fosters transparency in the real estate market, reducing instances of fraud and disputes over land ownership (Ogunyemi, 2021). Furthermore, awareness can enhance community participation in urban planning, allowing citizens to voice their concerns and aspirations regarding land use interest. The primary objective of public awareness campaigns is to educate citizens about the significance of estate surveying and valuation in national economy development especially individual and corporate entities. This includes demystifying the processes involved and explaining how they impact daily life. Campaigns should aim to:

Increase Understanding: This help citizens grasp the fundamentals of estate surveying and valuation, including their roles in property transactions.

Promote Best Practices: awareness on right professional to engage for real estate businesses encourage ethical practices in real estate, such as obtaining proper valuations and engaging estate surveyors and valuers.

Empower Communities: Public awareness campaigns equip citizens with knowledge that enables them to advocate for their rights regarding land use, ownership and worth of their interest in land and landed assets

Roles of Estate Surveying and Valuation Practitioners

Estate surveying and valuation practitioners play essential roles in the real estate sector, impacting various aspects of property management and development. Their responsibilities include:

Practitioners assess the market value of properties, which is crucial for buyers, sellers, and investors. Print Media and Radio: Utilizing newspapers and radio stations can reach audiences that may not have internet access, ensuring that estate surveying and valuation information is accessible to all demographics.

Highlighting successful campaigns can serve as a powerful motivator for new initiatives. For instance, the Nigerian Institution of Estate Surveyors and Valuers (NIESV) has undertaken various outreach programs aimed at educating citizens about property rights and valuation practices. These efforts have resulted in increased public participation in land-related matters and greater trust in professional surveyors (NIESV, 2023).  By showcasing real-life examples of how informed citizens have successfully navigated property transactions or resolved disputes, campaigns can inspire others to seek knowledge and engage with estate surveyors. Collaboration with professional bodies such as Association of Professional Bodies of Nigeria (APBN) can amplify the impact of awareness campaigns. These organizations possess the expertise and resources necessary to develop informative materials and host events. By working together, stakeholders can create a unified front that promotes ethical practices and standards in the real estate sector.



In conclusion, enhancing public awareness of estate surveying and valuation is essential for fostering informed citizens and promoting ethical practices in Nigeria’s real estate sector. By implementing targeted campaigns that engage various audiences and utilize multiple communication channels, stakeholders can bridge the knowledge gap and empower individuals to make sound property decisions.
